2023 brought the enactment of the Renting Homes (Wales) Act complicating regulation of the Welsh Private Rental Sector (PRS). This is being followed in England in 2025 by the Renters (Rights) Bill.

There is plenty of support for tenants in these new regulations but little for landlords. With the help of partners and with support from the Welsh Government, Michael has been behind developing the Landlords in Wales website project as a space to present opportunities and alternatives to landlords to help them survive better in the new more restricted Private Rental Sector (PRS) regeime going forward.
